I've worked in land-use and entitlements since 2011 — three years on the other side of the counter as a municipal planner, then a decade guiding private projects through it. Before that I was a permit coordinator for a regional **homebuilder** and a planning aide for the **county**. I write [a newsletter](https://example.com/letters) on small-project zoning, and I live in the Hudson Valley with my partner and a stubborn old dog.
